How to Buy Real Estate Leads in India Without Getting Scammed (Buyer's Checklist)

A 12-point checklist before you pay any vendor for property leads in India — verification, refunds, exclusivity, lead age and the red flags 90% of brokers miss.

The Indian real estate lead market is roughly ₹2,400 Cr in 2025 — and at least a third of that is being burned on garbage leads, recycled databases, and scam vendors. Before you wire money to any lead provider, run them through this 12-point checklist.

1. Sample first, scale later: Insist on a 10–25 lead trial batch before any annual contract. A vendor who refuses a paid trial is hiding bad data.

2. Lead age at delivery: Ask in writing — what's the median age of a lead when it lands in my inbox? Anything over 60 minutes is half-dead in real estate.

3. Exclusivity or shared?: A 'verified' lead sold to 4 brokers simultaneously is not verified — it's a race. Pay extra for exclusive (typically 1.6x cost, 3x conversion).

4. Verification script: Ask the vendor to send the exact qualifying script they use on the phone. If they can't produce it in 10 minutes, it doesn't exist.

5. Refund / replacement SLA: 2–5 days for wrong number, no answer after 3 attempts, or budget mismatch. Get it in the contract — not on a WhatsApp promise.

6. Source transparency: Where do the leads come from? Meta ads? Google? Portal scraping? Cold databases? Anything from 'cold databases' is illegal under DPDP Act 2023.

7. DPDP Act 2023 compliance: India's data protection law makes broadcasting unverified consumer data without consent a fineable offence. Ask your vendor for their consent capture proof.

8. CRM integration: Can leads push directly to your CRM (WhatsApp Business, Leadsquared, Salesforce)? Manual CSV exports kill speed-to-lead.

9. Geographic precision: 'Delhi NCR' is meaningless. Demand sector / locality / project-level filtering — the difference between Gurgaon Sector 102 and Sector 17 is everything.

10. Buyer-type filtering: Self-use vs investor vs NRI vs first-time. A vendor who can't filter on these is selling you a random pile.

11. Volume sanity check: A single vendor claiming 10,000+ daily verified leads in one city is either lying or sharing the same database with 50 brokers. Real verified volume per city per day is 200–1,500.

12. References from current clients: Ask for 3 active clients in your city you can call. Real vendors give them in 5 minutes; scams stall.
